The historic East Point building sits on a large corner plot, providing this two-bedroom, top-floor apartment with a private walled balcony and a communal roof terrace overlooking Oliver Road, Leyton Parish Church, and the London skyline.

Once a public house, East Point was converted into a handful of flats in 2015 - all designed with brand new interiors, appliances, and central heating. The local area has a lot to offer too, from a fabulous range of shops, restaurants and cafés to wonderful green spaces and connections across London via Leyton Underground and Leyton Midland Road.

From the classically fronted exterior, a secure entrance leads to stairs rising to a carpeted landing with access to the large, shared roof terrace. Opposite, the front door reveals a hallway with white-painted walls and engineered wood flooring that continue in the spacious open plan dining kitchen and living area.

Straight ahead, glazed double doors open onto the balcony, while a south-facing window also draws lots of natural light into the space. Recessed downlights further brighten a fitted kitchen featuring green and blue cabinetry with a matching splashback and chrome handles.

The integrated appliances include a Zanussi oven with gas hob and stylish overhead extractor, a microwave, a concealed Beko washing machine and a Beko fridge-freezer, replaced in 2018. Beside the light and roomy living area, a modern white vertical radiator warms a dining space fitting a six-seater table.

Across the hall, you'll find a part-tiled bathroom with a white suite including a bath and glass-screened overhead shower, a mounted basin with storage, a chrome heated towel rail and a back-to-wall loo.

To the left of the hall is a sunny, south-facing double bedroom with a sleek vertical radiator and a soft grey fitted carpet. The décor repeats in the primary bedroom, which like the kitchen, features glazed double doors inviting you onto a southwest-facing balcony that traps the evening rays. Follow the balcony round to the southeast side to enjoy the sun and city views throughout the day.

A NOTE FROM THE OWNER

'There's so much I love about this flat. It's so light and spacious and feels peaceful and secure because it's so high up. You can see Canary Wharf and the BT tower from the balcony, where you can enjoy a quiet drink in the sun. The neighbours are friendly and considerate - we even have our own Facebook group to chat or inform each other about parcels or upcoming parties on the shared terrace. Having good insulation also means the apartment is cheap to heat and run.'

IN THE NEIGHBOURHOOD

Church Road's excellent location blends convenient access to road and rail links and amenities with a brilliant array of parks, open green spaces, and sporting facilities. A mere five-minute walk will deliver you to Jubilee Park and Ive Farm Sports Ground for volleyball and football, with Oliver Road Allotments, Leyton Orient FC and Coronation Gardens all under ten minutes away.

Hackney Marshes, the Lee Valley Hockey and Tennis Centre, and the Olympic Stadium also lie within walking distance. Alternatively, head east to find a great range of restaurants, shops, and pubs dotted along the High Road, including The Leyton Technical pub in the old town hall. Just beyond, Francis Road offers a community of thriving independent stores and eateries, such as Yardarm wine bar and deli, Morny bakery, Phlox Books and The Northcote Arms. The current owner also loves Deeney's for their amazing toasties, Perky Blenders and Strange Brew for coffee, Italian restaurant Figo, Masala India, and Zaxx for Korean cuisine - to name but a few.
